Personal search requests
Personal searches can be requested by sending an email to land.charges@rbwm.gov.uk. Requests should be accompanied by a description of the property address and a OS/ Land Registry plan. If we have any problems with the search request or require further information we will contact you via the email address you have provided.
A personal search may be conducted by any individual but usually they are conducted by private companies on behalf of their clients. A personal search allows for the inspection of the Local Land Charges Register, at our council premises in Maidenhead.
The completion of a search of this type may require the inspection of other publicly available registers which will most likely be held in more than one location as well as our website. Some of the information required to complete a search may be available on payment of an additional fee.
Personal Search Companies are required to carry insurance but this may be subject to limitations.
A personal search may occasionally appear cheaper than an official search but you should take accuracy and completeness into account when making your decision. The Land Charges Team is not responsible for the accuracy of the personal search.
Any queries arising from a personal search should be investigated through the Personal Search Company in the first instance and it is their responsibility to ensure the accuracy of the information that they have collated from the Local Authority.
Please note that the Local Land Charges Institute strongly recommends that a full official Local Authority search is always used in place of a personal search.
Personal searches are subject to the same five day turnaround service as official searches. Where possible we operate a first in, first out basis to ensure fairness to all of our customers.
