Detailed information about permitted development rights is available on the Planning Portal and at GOV.UK.
In certain circumstances the Council is able to withdraw Permitted Development Rights in a given location (known as Article 4 Directions).
You will normally be made aware of their existence if you are buying a property.
Permitted development rights have been withdrawn in the following areas:
- Fifield, Bray Parish - land either side of Fifield Lane. Article 4’s apply to means of enclosure and access (Class II) and agricultural buildings (Class VI).
- New Lodge Estate, Drift Road, Bray Parish - land to West of Braywood House. Applies to agricultural buildings (Class VI).
- The Moorings 1 and 2, Temple, Bisham - two separate Article 4’s on North side of Temple Lane, on bank of Thames near junction with Bradenham Lane, Temple near Bisham. The first relates to the erection or placing of tents for a period of not more than 28 days in total in any one calendar year. The second relates to the erection of gates, fences, walls or other means of enclosure not exceeding one metre (1m) in height where abutting on a highway used by vehicular traffic or two metres (2m) in height in any other case and the maintenance, improvement or other alteration of any gates, fences, walls or other means of enclosure so long as such improvement or alteration does not increase the height above the height appropriate for a new means of enclosure.
- Bisham - land at Pound Meadow, Temple Lane, Bisham. Relates to the erection, construction, maintenance, improvement or alteration of a gate, wall or other means of enclosure.
- Windsor Town Centre - planning approval is required for the exterior painting of buildings within the area defined, in order to preserve and enhance the overall appearance of the buildings within the historic town centre.
- Wraysbury Embankment - related to the erection or construction of gates, fences, walls or other means of enclosure.
- Wraysbury, Horton and Datchet Parishes - relates to the use of any land as a site for a moveable structure or caravan and the erection or placing of moveable structures and caravans on the land in connection with that use.
- Chobham Common, Sunningdale - restriction on the use of land for the stationing of caravans (otherwise than for the purposes of a traveling show) on not more than 28 days in total in any calendar year.
- Bray Conservation Area – planning approval is required for most minor development to front elevations. This is applicable to certain defined properties in order to preserve and enhance the character and appearance of the Conservation Area.
- Waltham St Lawrence, East of Shurlock Road - related to the erection or construction of gates, fences, walls or other means of enclosure.
