A planning application by Cala Homes ref. 24/00091/OUT was approved by the Planning Committee at its meeting on the 13th February 2025. The Council’s Ecologist advised on page 40 of the Planning Committee report that an:
“additional Technical Note set outs an impact assessment for trees of moderate to
high bat roost potential for which a high-level survey has been possible that assumes
the worst case scenario based on the bat activity survey data from the site, and sets
out a survey, mitigation and compensation approach to be adopted for each detailed
development phase submission. The additional information provided in the Note
provides sufficient assessment of the potential impacts of the scheme on bat roosts
and the proposed survey and mitigation approach is sufficient for the local authority to
be satisfied that the proposals will have no adverse impact on bat roosts.”
The Technical Note is unfortunately not available to view on the Council’s website into
the planning application, nor is any ecological survey information.
The information sought is:
(a) the Technical Note and which accompanied the letter dated 13 January 2025 from Cala Homes ecology consultancy John Wenman;
(b) the earlier Technical Note 'Maidenhead golf course - assessment of bats in trees (BSG Ecology; dated August 2024)';
(c) the comments by John Wenman dated 9 August 2024 referred to in the letter dated 13 January 2025; and
(d) the Ecology Survey referred to in para. 6.73 of the Planning Statement dated January 2024 that was submitted with the planning application.
